Abstract

This study examines the integration of Management Information Systems (MIS) and adaptive operational management in PT Agung Podomoro Land Tbk (APLN) within the context of a dynamic and competitive property market characterized by declining purchasing power and financial pressures. The purpose of this research is to evaluate how information systems, operational strategies, and asset management contribute to business resilience and financial performance. A qualitative descriptive approach is employed using secondary data derived from the company’s 2025 performance reports, supported by analytical frameworks including the marketing mix (4P), SWOT analysis, and sales performance evaluation. The findings reveal that the implementation of MIS enables real-time data integration, enhancing the accuracy and responsiveness of strategic decision-making. In parallel, adaptive operational management through selective capital expenditure, cost efficiency measures, and product innovation such as compact housing units improves market competitiveness. Furthermore, asset management strategies, particularly the divestment of mature assets, strengthen liquidity, reduce financial risk, and stabilize the company’s capital structure. Empirical evidence indicates that APLN achieved positive sales growth and significantly reduced financial losses despite market challenges. The study concludes that the synergy between MIS, operational efficiency, and strategic asset management plays a critical role in sustaining business performance and competitive advantage in the property sector. These findings highlight the importance of data-driven strategies and financial discipline in navigating market uncertainty.
